Project Profile
Banff Hotel Parkade Restoration
The Challenge
When a historic hotel in the heart of Banff needed a major parkade restoration, they sought a durable, long-term solution. The Garage Store, a professional flooring installation contractor, recommended Resinwerks' specialized coating systems for this challenging project. The renovation involved repairing decades-old concrete, addressing mountain weather damage, and maximizing parking space within a limited footprint.
The parkade belonged to an older hotel with multiple expansions over the years, with some sections dating back to the 1960s. Over time, the surface had suffered significant deterioration due to:
- Harsh mountain weather conditions in Banff, including extreme temperature fluctuations
- Heavy snow and de-icing salts, which caused deep spalling and surface corrosion
- Structural inconsistencies from multiple renovations that introduced varied slopes and angles
Beyond restoring the structural integrity, the hotel owners had an additional priority: maximize available parking space to accommodate as many vehicles as possible within the existing footprint.

The Solution:
After evaluating multiple options, The Garage Store selected Resinwerks' Bio-Cem MF for its proven industrial-grade performance and ability to provide a long-term, low-maintenance solution for the client.
The comprehensive restoration process included:
- Surface Preparation & Profiling: The Garage Store shot blasted the entire surface to a CSP of 3-5 for proper profile and coating adhesion. Edges and columns were diamond ground to ensure precision and smooth transitions.
- Concrete Repairs: Deteriorated areas were repaired using a combination of Resinwerks' urethane cement, steel trowel flat application, and fast-setting kinetic patch mortar. Key-in cuts were strategically placed to enhance structural integrity.
- Coating Application: The parkade was divided into three sections for controlled application. The Garage Store applied Resinwerks' Bio-Cem MF at a rate of 42 square feet per kit, followed by broadcasting an F-style quartz aggregate for enhanced durability.
- Final Coating & Line Marking: A final layer of urethane cement was applied with specialized finishes in different zones to accommodate parking requirements while ensuring optimal durability.
The Results
This comprehensive restoration process ensured a durable, high-performance finish that extended the lifespan of the parkade while improving its aesthetic and functional quality. The Banff hotel now has a reliable, long-lasting floor capable of handling daily wear and tear while maintaining its structural integrity for decades to come.
The successful project showcases how Resinwerks' industrial-grade coatings, when installed by experienced contractors like The Garage Store, can transform challenging environments subject to harsh conditions into durable, low-maintenance spaces that withstand the test of time.
