The Challenge

Coratti’s, a renowned gourmet pizza brand with locations across Michigan, opened a new restaurant in a historic 100+ year-old Ann Arbor building. The project required a sophisticated front-of-house concrete finish that would complement the restaurant’s contemporary design while delivering exceptional durability.

The existing substrate presented challenges: new concrete with embedded decorative aggregate had been poured, but the aggregate depth was inconsistent. This required the contractor to carefully grind the surface — sometimes aggressively — to achieve a uniform, level appearance.

The Solution

After surface preparation, several localized repairs were completed using a custom repair mortar composed of sand and LevelGuard™ Clear Epoxy.
The system installation followed a multi-step approach:

1. Blade Coat – A tight coat of LevelGuard Clear applied at 200 sq. ft./gal ensured proper surface consolidation.
2. Self-Leveling Coat – Once cured, the floor was sanded, vacuumed, and solvent-wiped before applying a self-leveling coat at 80–100 sq. ft./gal for a smooth, uniform finish.
3. Topcoat – The surface was sanded again and finished with HDC-100™ Urethane, providing superior abrasion resistance and long-term durability.

The Results

The completed floor showcased a sleek, high-end clear concrete finish that elevates the dining environment while standing up to heavy traffic. Compared to traditional polished concrete, the Resinwerks system offers enhanced stain resistance, easier maintenance, and improved long-term performance.

This marks the second Coratti’s location to feature Resinwerks flooring solutions. Owner Pete Coratti expressed his satisfaction with the results and indicated his plans to continue specifying Resinwerks for future front-of-house applications.
